Terms & Conditions
1. Booking
Der Vertrag wird wirksam, wenn Sie die Buchung bestätigen und Ihre Adressdaten übermitteln. Eine Anzahlung von 15% ist innerhalb von 3 Werktagen nach der Bestätigung fällig. Der Restbetrag ist spätestens 14 Tage vor Anreise zu überweisen, sofern keine schriftliche Sondervereinbarung getroffen wurde.
For verification of personal data (address and ID) and for handling the security deposit of €500, an external service provider is used. The processing fee is €10, or alternatively, a deposit insurance can be purchased for €35.
If verification or payment is not completed before arrival, the landlord may withdraw from the contract. In this case, the full rental amount remains payable unless a replacement guest is found.
After the accommodation has been handed over: if the tenant is in default of payment despite a reminder and a reasonable grace period, the landlord is entitled to terminate the contract without notice. Upon receipt of a valid termination, the tenant’s right of possession to the accommodation ceases. The landlord is entitled to relet the accommodation. The tenant is liable for any damages resulting from delayed payment or improper use of the property.
Children up to 2 years stay free of charge. Taxes, utilities, and insurance are included in the rental price unless otherwise stated.
2. Cancellation / Withdrawal
Cancellations must be made in writing. The following conditions apply:
• Up to 14 days before arrival: free of charge
• 7 to 13 days before arrival: 50% of the total price
• Less than 7 days before arrival: 100% of the total price
For long-term stays of 28 nights or more:
• Upon booking, the first month (30 nights) is due immediately and non-refundable.
• After that, the stay can be terminated at any time with 30 days’ notice.
The tenant may at any time provide a replacement guest who assumes the booking under the same conditions. Any deviations from these terms are only valid if confirmed in writing.
3. Arrival
Die Anreise ist ab 16:00 Uhr möglich bis spätestens 22:00 Uhr. Abweichende Ankunftszeiten können vorab vereinbart werden. Erfolgt binnen 24 Stunden nach dem geplanten Anreisedatum keine Rückmeldung, behalten wir uns die Weitervermietung der Unterkunft vor. Eine vorzeitige Abreise berechtigt nicht zur (Teil-)Rückerstattung.
4. House Rules
Please observe the following rules to ensure a smooth and pleasant stay.
In the event of serious or repeated violations (e.g. parties, excessive noise), the rental agreement may be terminated without notice and without refund.
Fees for violations:
– Entering indoor areas with shoes: €100
– Ruhezeiten inkl. Aussenbereich (22–8 Uhr): 200€
– Parties / unregistered events: €500
– Smoking (including e-cigarettes, shisha, etc.): €300
– Dogs on furniture / dirty paws: €100
– Lost keys (incl. locksmith service): €100
– Rearranging or misusing furniture: €50
– Parking bicycles inside the apartment: €50
– Unregistered guests: double overnight rate per person
5. Tenant’s Duty of Care
All damages or defects must be reported immediately – especially those noticed upon arrival. If no report is made, the tenant may be held liable for any resulting damages. Complaints made only at or after departure do not entitle the tenant to any refund or reduction. The tenant agrees to actively help resolve any issues that arise and to minimize damage.
6. Departure
Check-out must be completed by 11:00 am. For every started half-hour delay, a fee of €30 will be charged. After 2 hours, an additional overnight stay will be billed.
Before departure, please make sure to:
– Separate and dispose of the trash
– Start the dishwasher
– Tidy up outdoor areas
For each uncompleted item, we reserve a flat fee of €30. Forwarding forgotten items will incur a €30 handling fee plus shipping costs. In case of heavy soiling, we reserve the right to charge additional cleaning fees.
7. Data Protection
Your personal data is processed solely for handling your booking in accordance with the GDPR. If necessary, external service providers (e.g. Truvi) may be involved.
8. Liability
Use of sports, play, or leisure facilities is at your own risk. Parents are responsible for their children and pets. The landlord is not liable for the loss or damage of personal belongings. In urgent cases or upon contract termination, the landlord may enter the apartment after prior notice. The tenant is liable for any willful or negligent damages.
9. Final Provisions
All details about the accommodation (images, descriptions, equipment, etc.) serve for general information and may vary. These Terms & Conditions are binding. German law applies. Place of jurisdiction is Waldshut-Tiengen. If any clause of these Terms & Conditions becomes invalid, the validity of the remaining provisions remains unaffected. Invalid clauses will be replaced by legally permissible ones that best match the original intent.
